About Cherry Hills Village

Cherry Hills Village, Colorado is a small suburb located just south of Denver and north of Greenwood Village. This area is characterized by beautiful open spaces and parks, large lot sizes, and upscale homes.

Some of its notable features include the Cherry Hills Country Club, the High Line Canal Trail, and a close proximity to Cherry Creek State Park and popular music venues like Fiddler’s Green Amphitheatre and Gothic Theatre.

Cherry Hills Village Breakdown:

When considering buying and scheduling a home inspection on a Cherry Hills Village home, it’s a good idea to take a closer look and learn a little more about the area. We can view it as three primary sections.

Old Cherry Hills is the farthest west region sandwiched between S Clarkson St and S University Blvd. Next, if we make our way northeast, we will find ourselves in the Cherry Hills North/Cherry Hills Farm area. This region stretches between highway 285 and E Quincy Ave. Finally, when you move south of E Quincy Ave, you will enter the Charlou Park area. Let’s take a closer look at each area!

Old Cherry Hills

Old Cherry Hills is known for its large, sprawling estates, mature trees and all-around luxury homes. The lot sizes are generally around an acre or more, which offers a significant amount of privacy for residents. It’s proximity to the esteemed Cherry Hills Country Club is also a sought after quality.

Homes in Old Cherry Hills span over several decades, ranging from mid-century builds up to brand new custom builds. These single family homes mainly have 3+ car garages and 5-8 bedrooms, 5-10 bathrooms.

When approaching our inspections, we can generally anticipate the features of a home based on the year it was built. There are a multitude of homes in Old Cherry Hills first constructed in the 70s and 80s, so our inspectors will be paying attention for certain era-based defects. For instance, we will always be on the look out for Federal Pacific Electrical panels. These panels were popular throughout the mid to late 20th century and turned out to be fire hazards. Note that homes may have updated electrical configurations, but it’s always worth checking!

When it comes to older houses, plumbing is always an important item to watch out for as well. Polybutylene (or PB) piping was popular during the 70s, 80s, and 90s. It was an affordable alternative to copper pipes, but turned out to be prone to serious leaking, damage and deterioration. If we do identify this type of piping, we will always recommend further evaluation and likely repair.

 Cherry Hills North / Cherry Hills Farm

These neighborhoods boast plenty of outdoor spaces for recreational activity. You can take a walk or bike ride through the serene Three Pond Park. Or why not take the paddle board out onto Buell Lake?

Inventory in this area spans several decades with a large selection of homes built in the 50s – 60s,  80s-90s, and newer builds, as well. Houses are generally 5 -8 beds, 6-11 baths, with high-end finishes and well- manicured landscaping.

When it comes to houses from the mid-century (50s-60s), we always put the microscope on the plumbing. Galvanized piping was a very popular material for water supply lines during this period. However this material was extremely susceptible to corrosion and rust, leading to major leaks and bursting pipes. That’s certainly something you don’t want in your home!

It’s also worth examining your drainage lines. We offer a specialized sewer scope inspection service that allows us to the view the inside of the building’s sewer. This is a very effective way to identify defects, damage or blockages in the line.

Insulation is also a big ticket item for older homes. Insulation standards were much looser several decades ago. So we will often see houses with insufficient insulation levels, and thus a less energy efficient house. We will always call out insulation deficiencies for evaluation and improvement where necessary.

Charlou Park

Our last destination in Cherry Hills Village is the Charlou Park area. This is also a hot spot for outdoor recreation with noteworthy landmarks like the nearby Marjorie Perry Nature Preserve, Blackmer Lake and the High Line Canal.

Similar to the rest of Cherry Hills Village, the majority of these homes are large, luxurious and on the pricey side. The inventory consists of newer homes mainly built during the 1990s and 2000s. Keep in mind that even if the house is new, a home inspection is always a good idea!

Most major systems like furnaces, water heaters, boilers and air conditioning have 15-20 year life span. So if the home was built in the earlier 2000s, it might be time for an update. The last thing you want is the move in to your new home only to have a costly furnace repair to deal with right away!

We will also be checking the exterior. The roof is an extremely important part of the house, which is why our inspectors will walk the roof whenever accessible. This area of Colorado is particularly vulnerable to hail damage.

EIFS stucco was another concerning material used widely during the 90s and early 2000s. Early iterations of this material was flawed and led to serious moisture issues the exterior of homes. Our inspectors are always careful to looks for any signs of damage or moisture intrusion when EIFS stucco is present.

Louisville Neighborhood Breakdown:

Are you considering making the move to the Louisville area? Well the more you know about the city, the better! Having done home inspections in the Colorado Front Range for 18+ years, we know quite a bit about the Louisville neighborhoods. Let’s dive in!

The region can be broken down into three main areas: North Louisville, Central Louisville, and South Louisville. North Louisville stretches down from the Louisville Reservoir to the W Pine St. Central Louisville is the area bordered by W Pine St to its north, down to W Dillon Rd to its south. Finally, South Louisville is located from W Dillon Rd down to the neighboring cities, Superior and Broomfield

North Louisville Neighborhoods

This part of the city has no shortage of open spaces and outdoor recreational areas – from Harper Lake to Coyote Run Open Space. This is also where you can find the downtown area, which has a wide range of charming restaurants, breweries, coffee shops, fitness centers, retail shopping and more!

Housing options range quite a bit in North Louisville. You will find a substantial inventory of single family homes built between the 1970s and the early 90s. Most of these these homes range from 3-6 bedrooms with 2-3 car garages; and they can be found in quaint suburban neighborhoods with lots of mature trees and foliage.

When inspecting homes from the 1970s, our inspectors can usually anticipate certain era-based defects. For instance, during this time period, sewer drainage lines were primarily clay or cast iron. Over the decades, these types of piping materials are susceptible to damage and/or corrosion. The best way to examine the sewer line condition in a home is to have a sewer scope inspection – one of the add-on services we offer!

Another important item to look at in 1970s homes is the electrical configuration. If the electrical systems have not been updated, inspectors may come across problematic materials, such as aluminum wiring or Federal Pacific Stab-Lok panels. Both aluminum wiring and Federal Pacific panels have been discontinued for decades, as they have proven to be serious fire hazards. But we will still find them in some older homes to this day. In the case we do come across these electrical defects, we will recommend immediate evaluation and repair.

When it comes to 90s homes, one of the main issues we see is major systems, such as furnaces, air conditioners, water heaters, boilers etc, that need to be replaced. The average life span of these types of devices is generally 10 -20 years. So if these systems have not been updated in early 90s homes, it is likely that it’s time for a replacement.

Our inspectors also need to stay vigilant about are certain problematic plumbing materials that were prevalent in the 90s. Piping materials such as polybutylene and Zurn PEX fittings turned out be prone to corrosion and damage, and have been the source some of serious water damage throughout the years. We will always call these materials out for further evaluation, whether or not we see any visible damage or leaks.

Central Louisville Neighborhoods

Central Louisville saw significant growth during the 80s through the late 90s. So you can expect to see a good mix of town homes, condos and single family homes from those decades.

Just like its northern neighbor, this region has no shortage of parks and open spaces. Why not take the kids to the playground and the dogs to the dog park over at Louisville Community Park, or cast a line into the Warembourg Fishing Pond? If you are an outdoor enthusiast, there is plenty to do here!

Similar to 1970s homes, we sometimes come across 80s homes that still have Federal Pacific panels. It is also commonplace for 1980s electric breakers to be without AFCIs or Arc Fault Circuit Interrupters. AFCIs are crucial on any modern day electrical system, because they prevent electrical fires from occurring. An inspector will surely call for repair if the proper AFCI setup is missing.

Our inspectors are also going to be paying close attention to the exterior components of the home. The Colorado Front Range is known to have some serious hail storms that can do quite a number on your roof, siding and windows. So we are going to be on the look out for any serious hail damage.

Be aware that most of the neighborhoods in this area are HOA-controlled. It is a good idea to get familiar with the HOA rules and regulations in the area before  the pre-purchase inspection. That way you can relay any pertinent info to your inspector.

South Louisville Neighborhoods

The majority of the homes in this section were built starting in the mid 2000s up to brand new builds (at the time of this writing). You’ll find a good amount of larger, 4-6 bedroom single family homes. The houses in this area also tend be on the pricier side. Features of this region include the beautiful Coal Creek Golf Course and the Monarch High and PK-8 schools. 

Though these houses will certainly have less issues than older homes, it is still a good idea to get a home inspection. Even when it comes to brand new houses, things can be overlooked and mistakes can be made. You just never know!

One key feature we look out for in mid 2000s homes is EIFS siding. This was a popular style of stucco-like material used heavily in the 90s and 00s. However, it turned out to have design flaws that made it susceptible to moisture issues. Although a newer version of EIFS has been developed to avoid the moisture issues, there are still many houses out there with original EIFS stucco siding. If our inspectors find any signs of moisture damage or intrusion on or around the EIFS siding, further evaluation will be recommended.

We’d be remiss if we didn’t mention radon testing. Radon is a radioactive, poisonous gas, that is prevalent throughout the Front Range. And it can be present in any home, no matter its age. Conducting a radon test is the best way to find out if any radon gas present at a property. Even if the the home has a radon mitigation system, it is still a wise idea to test – just to make sure the mitigation system is working properly. Westminster Neighborhood Breakdown:

Westminster can be broken down into three main sections. Walnut Grove – Standley Lake is the area located west of Highway 121. Then if you head eastward, you will enter the Madison Hills – Shaw Heights –  Westcliff area, which is situated between 121 and Federal. Finally, if you travel west of Federal, you will enter the northeastern most part of the city, also know as North Westminster.

Each of these regions has neighborhoods with unique and defining features, and homes that range in style and era.

Home Inspection Westminster - Standley Lake Neighborhood

Walnut Grove – Standley Lake Neighborhoods

These neighborhoods are characterized mainly by 2-story, single family homes built between the 70s and 90s. You can expect plenty of beautiful and mature foliage throughout these areas. There is a surplus of parks interspersed between these neighborhoods. So you can enjoy a plethora of outdoor activities at places like Standley Lake Regional Park or Ketner Open Space. You can even bring your furry friends along to the popular Westminster Hills Open Area Dog Park!

When it comes to homes from these decades, there are few era-specific items that our inspectors know to look out for. We pay close attention to the plumbing. For instance, Polybutylene was a popular piping material during the 70s-90s; and Kitec piping was popular in the 90s. Both materials proved to be prone to corrosion, leaking, and damage. Therefore, if any of our inspectors spot these materials, they will be sure to recommend further evaluation from a plumbing specialist.

The exterior is another important aspect to examine. During the 80s through the early 2000s, EIFS siding was a popular exterior feature. This type of siding turned out to be vulnerable to moisture issues. So whenever we come across EIFS, we make sure to look out for any signs of moisture damage. In many cases, it’s a good idea to get further evaluation from a specialist.

Roofs are another big ticket item. Our inspectors will walk the roof whenever possible, and will make note of its condition and whether or not there is any damage. This is especially important because the CO Front Range is very vulnerable to hail damage.

Madison Hills – Shaw Heights – Westcliff Neighborhoods

Now let’s make our way west of highway 121. This is the central section of Westminster, and hosts a variety of homes that span over several decades. You will see a large inventory of mid-century (50s-60s) houses. But there is also a sizable selection of 1970s and 80s single family homes and condos, as well.

Defining features of this area include popular attractions such as the Butterfly Pavilion and the Legacy Ridge Golf Course. You can also find plenty of shopping,  restaurants, bars and all around fun at the Westminster Promenade. If history is your thing, take a trip to Historic Westminster, and visit a number of historic landmarks in the area.

When it comes to 50s and 60s houses, one of the big items is electrical. Our inspectors are on the lookout for any outdated electrical configurations such as Federal Pacific panels or aluminum wiring – both of which can be serious fire hazards. Additionally, we will keep our eyes peeled for outlet defects. We will often come across ungrounded electrical outlets. And it is very common for these mid-century builds to have no GFCI protected outlets, as it was not a code requirement back then. GFCIs are crucial in locations near water sources, in order to prevent electrical shock. Therefore, we will always call it out when GFCIs are not present.

It also common to find little to no insulation in 50s and 60s homes. There wasn’t as much focus on energy efficiency during that era. In this day and age it is very important to have sufficient insulation in order to maintain a comfortable living space and to save energy and money. That is why we will always recommend insulation evaluation and improvement when necessary.

North Westminster Neighborhoods

When we make our way west of Federal, we enter the last portion of the city – North Westminster. On the southern end of this region, you will find a large number of condos and townhouses built in the 70s, 80s and 90s. And when you start to head north of  W 136th Ave, many of the houses are larger, 3- 5 bedroom single family, built in the mid 2000s to 2010s.

Similar to the rest of Westminster, there is number of beautiful parks around this area. It is also just several miles from Boulder, which makes it a great location for those who commute to work. This region is also right next to the Denver Premium Outlets – a prime spot to shop ’til you drop!

Most of these neighborhoods are governed by the HOA. This is something we always encourage our clients to familiarize themselves with, prior to the inspection. It always benefits our inspectors when they know the HOA rules and regulations.

Keep in mind that major heating and cooling components, such as water heaters, furnaces, AC units, etc. generally have life spans ranging from 15 – 20 years. That means that, in early 2000s homes, we are going to be paying close attention to the age and functionality of these systems. It is possible that these types of appliances will need to be serviced or replaced.

When it comes to the CO Front Range, there is a lot of wildlife. So it is very common for critters to breach the exterior of a residence, and make it their home! We are always on the lookout for any signs of pest intrusion – no matter the age of the home. About Golden

Golden Neighborhood Breakdown:

Are you interested in moving to Golden and want to know more? Well, you’ve come to the right place! We’ve been conducting home inspections in this city for years. So it follows that we know quite a bit about the homes and what to expect during a home inspection. The city can be split into three sections.

Mesa Meadows/ Canyon Point is the northern-most region of Golden. This area extends from Highway 58 up to the North Table Mountain Trailhead. Downtown Golden is the central part of the city. This section runs along W 6th Ave until the junction of W 6th and CO-470. Finally, Lakota Hills/ Golden Ridge is the remaining portion of Golden located south of W 6th ave.

Each section has its own defining features that adds to Golden’s overall charm and character.

Home Inspection Golden - Mesa Meadows

Mesa Meadows / Canyon Point

This is the northern-most section of Golden. It is characterized by hilly neighborhoods, tucked right alongside the foothills of the mountains. The majority of these homes are single-family and range from 3 to 6 bedrooms. You’ll find a plethora of homes built during the 60s – 70s along a with a number of pricier homes built in the early – mid 2000s.

If you like the great outdoors, there is no shortage of fun things to do! There are top notch hiking trails all around, including the Nightbird Gulch Trail, Mt Galbraith Loop Trail, Lichen Peak, North Table Mountain, and more.

When it comes to 60s and 70s builds, our inspectors know to look out for a few era-specific issues. Plumbing is a big ticket item for these houses. We are looking out for problematic, outdated piping materials, such as galvanized pipes. We also need to be on the lookout for leaks, damage, corrosion, etc.

During a standard inspection, our inspectors are unable to see much of the piping that runs behind walls and underground. That’s why it is always highly recommended to get a sewer scope inspection. Pipes from this era were commonly clay and cast iron, which can incur damage and corrosion over time. So make sure you hire a qualified sewer scope tech to take a look!

We also come across electrical problems in these type of homes. Electrical building standards were not as strict as they are today. As a result, you will find a lot of homes with ungrounded outlets and no GFCI outlets. Ungrounded outlets can be a potential fire hazard, and GFCI outlets are needed near water sources to prevent electric shock.

2000s homes will generally not have as many potential issues – especially if they have been well maintained. However, you never know! One of the main items we pay close attention to are the heating/cooling components. Most water heaters, boilers, furnaces, and AC units have approximately 20-year life spans. So (at the time of this writing), if we come across a house that was built in the early 00s, these types of systems might need to be replaced.

Downtown Golden

This is the busiest section of the city. You will find a wide array of establishments, such as restaurants, bars, retail shops, coffee shops, yoga and fitness studios, museums, art galleries, parks and the list goes on!

You can expect to see quite a mixed inventory of homes. There are a number of smaller, historic homes that originate all the way back to the 1890s and early 1900s. You can also expect to see many mid-century 40s and 50s builds. Homes in this area will generally have a higher price tag due to the prime location.

As you might expect, when we inspect houses that are 100+ years old, there are lots of items to look out for. We always take an extra good look at the foundation and structure, as decades of wear and tear can do quite a number on the structural integrity of a home. We will also keep an eye out for any outdated or hazardous electrical configurations, such as knob and tube wiring or aluminum wiring. It’s also super common to find insufficient insulation is these older homes. Energy efficiency codes were not developed until years later, so we will often find little to no insulation in attic spaces.

Other common problems found in 40s and 50s homes are grading related. With years and years of erosion occurring around the perimeter of the home, sometimes we see negative grading toward the foundation of the home. This, of course, should be corrected as it can be the cause of water related issues.

Another potential issue in mid-century homes is lead paint. Lead-based paint was commonly used in the residential setting until it was banned in 1978. It’s very toxic and can cause serious health threats if inhaled or consumed. So we stay extra vigilant in these pre-1978 homes!

Lakota Hills / Golden Ridge

We finally make our way south of W 6th ave to the Lakota Hills / Golden Ridge area. Similar to Downtown Golden, this section has homes from a variety of eras. However, a good majority of these houses are on the newer side – built in the 90s and 2000s.

Neighborhoods in this area are all generally HOA-regulated and well-maintained with a lots of beautiful foliage. There are also great options for recreation with parks, trails and rec centers galore! Residents in this area also right around the corner from the legendary Red Rocks Amphitheater.

We already mentioned some of the inspection items associated with 90s/00s houses above. Our inspectors are always making sure to check heating/cooling systems for their age and overall condition.

About Lafayette

Lafayette, CO is a quaint city situated in the southeastern region of Boulder County. It was originally established in 1889 by Marie E. Miller. Soon after, the area saw significant growth due to a coal-mining rush. Lafayette Neighborhood Breakdown:

If you are thinking about making Lafayette your new home, it’s a good idea to get yourself familiar with different types of homes and neighborhoods in the city. We’ve been conducting home inspections in the area for over 15 years. So we know a thing or two about Lafayette.

The city can be broken up into 3 main neighborhoods. North Lafayette is the upper section of the city, located north of Baseline Rd and extending up just past Arapahoe Rd. Central Lafayette is the area sandwiched between Baseline Rd and S Boulder Rd. If you travel south of S Boulder Rd, you will enter South Lafayette, which stretches down to Northwest Parkway.

Let’s have a look at each neighborhood!

Home Inspection Lafayette - North Neighborhoods

North Lafayette Neighborhoods

North Lafayette consists of mostly HOA-maintained housing developments surrounded by beautiful parks, open spaces, recreation areas and golfing. Much of the growth in this area occurred from the late 90s to the present day. You will find that most of these homes are larger, single-family with 4-6 bedrooms and 2-4 car garages. This part of Lafayette draws similarities to newer towns such as Green Valley Ranch and Parker.

When inspecting buildings from the late 90s, there are a number items we know to look out for. Homes from this decade are now over 20 years 0ld, which means that major systems might be nearing the end of their life spans. We take a close look at items such as furnaces, water heaters and AC units. If our inspectors determine that any of these systems are defective or just too old, they will be sure to recommend further evaluation or replacement.

Roofing and exterior are another important aspect of the of the home, as they make up its protective armor. And after 20+ years, these elements have seen some serious wear and tear – especially because this region of the country is susceptible to hail storms. Our inspectors always walk the roof (when accessible) and scan the exterior carefully to make sure there are no significant signs of damage.

At the time of this writing, a lot of brand new developments have been popping up in north Lafayette. When it comes to new builds, you will certainly not see some of the same defects as in late 90s and early 00s homes. Regardless, you should still get a home inspection! Sometimes mistakes are made and things are overlooked. Having a professional evaluate the property before closing is highly recommended.

Believe it or not, it’s also a good idea to evaluate the sewer line. That’s right – even a brand new sewer line! We always suggest that our clients get a sewer scope inspection, just to make sure the drainage system is good to go.

Central Lafayette Neighborhoods

If you venture into the central Lafayette area, you will find a mixed bag of homes. This is where the city was established, and where initial expansion occurred, so you will come across quite a few homes built in the 1900s and 1910s. There was also a strong mid-century expansion, so there are a plethora of homes from the 50s, 60s and 70s.

Houses range in sizes here – from single-family homes that have 3-5 bedrooms, to smaller townhomes that have 2-3 bedrooms. One of the defining features of this area is Old Town Lafayette, which has a great variety of retail stores, restaurants, breweries, and even museums! There are also plenty of parks nearby, including the beautiful Waneka Lake Park.

When inspecting homes that are 100+ years old, there are quite a few potential issues that we might come across. In many cases, we find that these old homes have been renovated or updated. But sometimes they will still have original features.

We’re going to be paying extra close attention to the foundation and overall structure of the building, making sure there are no cracks, damage or instability. Also, if there are outdated or hazardous electrical components – like knob and tube wiring – we will most certainly recommend evaluation/repair. We will also be taking a close look at the plumbing to ensure that there are no problematic materials (such as galvanized piping), corrosion, leaks or damage.

With mid-century homes, we are looking out for a very era-specific electrical issue – Federal Pacific Electrical Panels. These panels were discontinued because it turned out they were a serious fire hazard. So needless to say, we will call these panels out!

When it comes to 1950s-70s houses, our inspectors will always stay vigilant about asbestos. It was widely popular at this time and utilized due to its top-notch insulation qualities. But it proved to cause serious health issues. So let’s make sure that’s not in your home.

South Lafayette Neighborhoods

Finally, let’s make our way down to the southern-most portion of Lafayette. This area is characterized by suburban neighborhoods with larger single-family homes built in the 90s and early 2000s. You will also come across a good amount of townhomes and condos from the 70s-80s.

Like its northern neighbors, south Lafayette offers a nice variety of outdoor amenities for all ages such as the Coal Creek Trail, Rock Creek Open Space, and The Great Outdoors Waterpark.

One of the most common issues we find in 90s – 00s builds is EIFS siding. This was a type of stucco exterior that was widely utilized during that time period due to its desirable look and insulation capabilities. However, it eventually proved to be vulnerable to moisture issues. So now we make note of it whenever we see it, and will be sure to recommend further evaluation if necessary.

Sometimes we will find 70s and 80s homes with original carpeting. This will often raise concern because old carpeting could be a source of mold issues. Our inspectors can, of course, visually inspect carpets. But sometimes mold growth is not evident to the naked eye. For that reason, we also offer more specialized mold services – mold air sample testing and infrared analysis.

Another service we always recommend, no matter the age of the house, is radon testing. This dangerous, radioactive gas can occur naturally in homes throughout the the state. So whether your house is 100 years old or brand new, it is always a good idea to conduct a radon test!

Wheat Ridge Neighborhood Breakdown:

If you are interested in making the move to Wheat Ridge, it will help to get an idea of the different neighborhoods in the region, and what to expect during a home inspection in the area.

Fruitdale/Applewood Villages is the west-most region, situated between Eldridge St and Kipling St. Just next door is Kipling/Bel Aire, which is located from Kipling to Wadsworth Blvd. The eastern section of Wheat Ridge is Barths/ Marshall Park, extending from Wadsworth and eastward to Sheridan Blvd.

This neighborhood has its own unique features and nice variety of housing styles. Let’s take a closer look at each section!

Fruitdale/Applewood Villages

Let’s kick off our tour and take a glimpse at the Fruitdale/Applewood Villages area. This area saw a significant growth during the 1960s and 1970s, so you will mainly come across homes from that time period.

These mid-century neighborhoods are full of beautiful, tall trees and charming single family homes that range in size and price and have 2-5 bedrooms. This area has a number of parks, lakes, and trails, making it a welcoming environment to those who enjoy running, biking, fishing, picnicking etc.

When purchasing a home that is several decades old, you are always going to have some potential for issues and/or defects. That why it is so important to have a home inspection before committing. Having inspected thousands of homes, we generally know what to expect based off of the age of the house.

For instance, unless they are updated, 1960s homes will usually have insufficient insulation levels. Energy codes have changed significantly since then, so our inspectors can expect to observe little to no insulation in these types of houses. Proper insulation is an important part of maintaining a comfortable in-home environment, conserving energy, and saving money. So your inspector will be sure to inform you if the insulation needs improvement.

Another classic defect in pre-80s houses is outdated electrical configurations. In the 60s and 70s, aluminum wiring was utilized as an alternative to copper. However, using this material eventually proved to be a serious fire hazard. Aluminum wiring should not be present in the home, and the inspector will surely call it out for immediate evaluation and repair. Federal Pacific Panels were also commonly used in the mid-20th century. Similar to aluminum wiring, these types of panels are highly hazardous and will need to be replaced.

Plumbing is another big item that our inspectors need to watch out for. Galvanized piping was commonly used up until the 1980s. This material is extremely susceptible to heavy corrosion, rusting and leaks. Any water lines that are galvanized steel should be replaced. Also, if the sewage lines are original, it is possible that they are in bad shape. Homes from the 60s and 70s primarily used cast iron and clay lines. After years of wear and tear, these materials can develop significant corrosion, cracking, breaking, root intrusion and even collapse. This is why we recommend ordering a sewer scope inspection along with your standard home inspection.

Kipling/Bel Aire

This section has many similarities to the Fruitdale/Applewood Villages area. You’ll find a plethora of mid-century neighborhoods sprinkled with some fun outdoor recreation options – most notably North Henry Lee Reservoir and Anderson Park. This area has a lot of similarities to the neighboring city of Arvada.

Though homes in this area range in eras, the bulk of them were constructed in the 50s and 60s. Our inspectors can expect to encounter many of the same issues noted in the above paragraph.

When it comes to 1950s homes, we are going to be paying close attention to the paint job. It was common for houses to utilize lead-based paint during that time. Therefore if there are portions of the home that appear to have an original paint coat that is chipping, peeling or deteriorating, we will be sure to recommend further evaluation and/or repair.

Asbestos was a common material used during the 50s primarily for insulation purposes. It was later discovered to be a carcinogen and banned in the late 70s. Many owners have updated their homes and eradicated any traces of asbestos. However, our inspectors do occasionally identify signs of asbestos. In these cases, we recommend further evaluation and remediation if necessary.

Another common issue worth noting is pest infestation. There many Colorado critters out there looking for a nice, warm house to call home. That’s why we are always on the look out for pest such as mice, rats, spiders, bats, birds etc. We even offer a specialized pest inspection service that involves putting the microscope on every nook and cranny of the building in search of any uninvited guests.

Barths/Marshall Park

Once we travel east of Wadsworth Blvd, we find ourselves in the east most section of Wheat Ridge. This region has a good mix of single family homes spanning from the 1920s all the way to brand new builds (at the time of this writing).

Like the other parts of Wheat Ridge, this section offers access to a number of shops, restaurants, and outdoor amenities. Some notable nearby spots include Sloan’s Lake Park, the Edgewater Public Market and the famous Lakeside Amusement Park.

When it comes to home inspections in 100+ year homes, there are always a number defects we keep watch for. The foundations of these dwellings have seen their fair share of wear and tear. So we make sure to meticulously inspect the structure, keeping watch for signs of damage or instability.

1920s homes also tend to have outdated electrical. Knob and tube wiring was a common method used during this era. However it is now obsolete and considered a safety hazard. While many of these older homes have had electrical updates, we still see knob and tube from time to time. We also frequently find ungrounded outlets and no GFCI outlets, both of which could pose potential shock hazards.

For new builds in the area, we are obviously not going to see the same issues as in 1920s homes! Some may even think that a newly constructed house does not need to be inspected at all. On the contrary, even in new homes, things can get overlooked and mistakes can be made. We approach new builds with our same tried and true process – a thorough evaluation of the whole interior and exterior.

Thornton Neighborhood Breakdown:

If you are interested in making this city your home, it helps to get to know the lay of the land. As a seasoned home inspection company with years of experience in the Thornton area, we always find that it’s helpful to know what to expect during a home inspection.

The large area of Thornton can be broken down into three main sections. Thorncreek – Eastlake is the north-most region that stretches from E 168th Ave down to E 120th Ave. The centrally situated region is the Grange Creek area, which is located between E 120th Ave and CO Highway 44. Finally, the southern most region is South Thornton, which expands from CO-44 down to 84th Ave.

Thorncreek – Eastlake

The Thorncreek – Eastlake section of Thornton is mainly comprised of single family homes with a light sprinkling of some townhouses and condominiums. Most of these dwellings are on the relatively newer side, with construction dates ranging from the 1990s to the 2020s. Most of the houses are multi-level, 3 to 5 bedrooms and 2-car garages.

This expansive section is known for its wide variety of outdoor recreation options. You can play a relaxing round of golf at the Thorncreek Golf Course, or hone in on your frisbee skills at the Springvale Park Disc Golf Course. You can also take a nice bike ride or stroll through some of the beautiful parks like Eastlake Shores Park and Trail Winds Park and Open Space.

Most (if not all) of the neighborhoods are HOA regulated, which is why they are generally well maintained. HOA fees vary among different communities, so it’s always a good idea to get familiar with the HOA costs. And when the time comes to get a home inspection, we recommend that you investigate what items your HOA covers, and relay that information to your inspector.

In the case of homes from the 90s, our inspectors will be on the lookout for major components such as water heaters, furnaces, boilers etc. Many of these devices have life spans of 20-30 years, so they might need to be replaced if they have not been in recent years. Other appliances, such as dishwashers and refrigerators, will need to be evaluated for functionality, as well.

Homes from the 90s and 2000s are also commonly known to have a type of stucco exterior called Exterior Insulated Finish Systems (EIFS). This type of siding is often prone to serious moisture issues. As a result, our inspectors always know to keep a close eye on the exterior of the home.

Another major component that may need attention is the roof. The average lifespan of asphalt shingles (a commonly used material in CO) is 15 to 20 years. Combine that with the frequent hail storms that the Colorado front Range experiences, and the roof on your prospective Thornton home just might need an upgrade! That is why our inspectors always make sure to inspect the roof when possible.

Grange Creek

Compared to Thorncreek/Eastlake up north, Grange Creek has homes spanning over a wider timeline. Here you will find single family homes built in the 70s, 80s, 90s, and 00s. These houses mostly range from 2 – 4 bedrooms and they are situated in quaint suburbs that are interspersed with open spaces and public parks.

It goes with out saying that the older the home, the more potential issues there may be. So when it comes to houses from the 70s and 80s, our inspectors stay extra vigilant.

We always make sure to take a good look at the plumbing. If the plumbing hasn’t been updated, there is potential for leaks, corrosion, damage etc. The majority of the sewer lines will not be visible in a standard inspection. That is why it’s always a good idea to get a sewer scope inspection. This is the best way to observe the condition of the house’s drainage lines.

Lead paint was banned in 1978, which means that any homes built before that year have a potential lead paint risk. So when inspecting the early 70s homes in this neighborhood, Scott Home Inspection inspectors know to keep an eye out for any suspicious paint jobs.

We also see a good amount of electrical issues in older homes. If a panel in has not been updated, there is a possibility that it is a Federal Pacific Stab-Lok Panel. Some of these old panels could also have aluminum wiring. Both types of electric configurations are problematic, and have proven to be serious fire hazards. These items are an immediate red flag and will need to be repaired.

South Thornton

As we make our why to southern-most section of Thornton, we will once again find homes from a multitude of decades. Similar to nearby cities like Aurora and Lakewood, Thornton saw its initial burst of expansion in this area during the 1950s.

These homes are single family, 2-3 bedrooms, and are mainly ranch or multi-level style. As stated above, when it comes to older homes, certain issues are just inevitable; and our inspectors will likely be calling out a number of items.

It’s only natural that 70+ year old homes have gone through some wear and tear. That’s why we’ll be putting the magnifying glass on the exterior and foundation of the home. Inspectors will look for cracking, damage or any signs of structural instability.

Items like plumbing and electrical will also be on our inspectors’ radars. They’ll keep a close eye out for any problematic pipe materials, such as galvanized piping  – a material commonly utilized in the 50s, which later proved to be highly susceptible to rusting, leaking and corrosion.

In addition to hazardous electrical panels (discussed in the paragraph above), many old homes have outdated electrical outlets that do not meet today’s code. We often come across outlets that are not properly grounded, presenting a shock hazard. Additionally, we see a lot of homes that need GFCI outlets installed.

During the 50s, energy standards were not as developed as they are today. As a result, inspectors will often observe insufficient insulation or no insulation at all in the attic space. Insulation is a key component to saving energy and regulating in-home temperatures. So our inspectors will be sure to recommend evaluation from an insulation specialist.

If you are considering this town as a potential home base, it will help to know more about its neighborhoods. And if you plan to purchase a home in the area, it will also benefit to know what to expect during a home inspection.

The town is fairly small and can be broken down into two main sections – West Greenwood Village and the Denver Tech Center. West Greenwood Village is the region located just south of Cherry Hills Village, extending from S Clarkson St to S Quebec St. Denver Tech Center starts at S Quebec St and stretches east to S Havana St and borders Cherry Creek State Park

West Greenwood Village Neighborhoods

If you travel throughout West Greenwood Village, you will find a number of suburban neighborhoods interspersed with beautiful parks, playgrounds, trails and recreational spaces. Residents can take in nature at places like Marjorie Perry Nature Preserve or High Line Canal Trail. Or if city life is your thing, South Denver is just about 15 minutes away.

A decent amount of these houses are mid-century, ranch style, 2-3 bedroom single-family. But you will also find many larger, pricey, single-family homes with 4 to 6 bedrooms. All these builds span several decades, primarily from the 1950s through the early 2000s. However, you will find that many of them have been renovated and updated.

A good portion of these homes have exteriors that were completed between the 80s and 00s. When conducting a home inspection on homes like these, our inspectors know to keep an eye out for EIFS siding. This was a popular type of stucco exterior that turned out to cause some pretty serious moisture issues. If an inspector notices any EIFS issues, they will be sure to recommend further evaluation by a siding professional.

As stated above, there are a number of homes in this area that were originally built decades ago in the 50s, 60s and 70s. While it’s possible that plumbing has been updated since then, that is not always the case. Therefore, our inspectors will always be on the lookout for any problematic piping (such as galvanized piping), or defective or leaking piping.

Some of these older homes might have original drainage lines that generally will be clay or cast iron. These type of materials are susceptible to damage and/or deterioration. So it’s usually advisable to get a sewer scope inspection service to observe the condition of the drainage lines.

Keep in mind that major components of the home will eventually have an expiration date. That’s why, when it comes to 80s, 90s and early 00s houses, we are paying close attention to appliances such as water heaters, furnaces and boilers. Many of these devices will have 20-30 year life spans, and it could be right around time for a new one!

Denver Tech Center Neighborhoods

Denver Tech Center is the more urban portion of Greenwood Village, dotted with large office buildings, restaurants and shops. You will come across a good mix of homes, ranging in age and style. In the heart of DTC, you will mainly find condos and townhouses, built in the late 80s through the mid 2000s – a similar inventory to its southern neighbor, Centennial.  These dwellings are primarily 1 – 3 bedroom spaces.

As you move closer to Cherry Creek State Park, there are some larger, single-family homes built from the late 70s to the early 00s.

When looking for a house in this area, keep in mind that they will likely have some type of HOA standards and fees. It always helps to relay HOA rules to your inspector. That way we can be sure our inspection is as informed as possible.

For houses built in the 70s and 80s, our inspectors will be keeping a close eye on the electrical. During that time period, it was common to have aluminum wiring and/or Federal Pacific Stab-Lok panels. Both of these electrical configurations have proven to be serious fire hazards in the home. So our inspectors make sure to call these defects out for immediate evaluation and repair!

Furthermore, we will also keep an eye out to make sure that these older homes have GFCI outlets. These types of outlets help to prevent electrical shock, and they are especially important in the kitchen and bathroom.

Another big ticket item is the roofing. A roof’s lifespan varies depending on the type of shingle material. And with these older 70s-80s homes, we often see that the roofs have been replaced. However, that is not always the case. That’s why it is worth taking a close look to make sure the the roof is good condition!

Castle Rock Neighborhood Breakdown:

If you are considering Castle Rock as a potential place to purchase a home, it’s a great idea to familiarize yourself with the area.

The area can be broken down into three primary sections: The Meadows – Terrain consists of the area ranging just south of Lone Tree and down to Rock Park. Central Castle Rock is the section that includes Rock Park down to Crystal Valley Pkwy. South Castle Rock is all the territory that extends southward from Crystal Valley Pkwy until Larkspur.

The Meadows – Terrain Neighborhoods

In the north section of Castle Rock, you will primarily find single-family homes ranging from early 90s builds to brand new builds. Most of these are going to be larger, with 4+ bedrooms, multiple levels, and multi-car garages.

Residents in these neighborhoods can enjoy access to plenty of beautiful open spaces and hiking trails, world class golf courses, and the unique open air shopping Outlets At Castle Rock. Homes in this region will also generally have a high price tag.

You can expect homes in this region to be in HOA-regulated neighborhoods. Whenever we conduct home inspections, we always recommend that our clients find out what is covered by the local HOA. The more our inspectors know about the HOA rules, the more informed and thorough their inspection will be.

With 90s and early 2000s homes, our inspectors will be paying close attention for EIFS exteriors. This was a popular siding method that proved to have potential moisture issues. During a standard inspection, the inspector will make note if the exterior is EIFS; and if so, whether or not it needs further evaluation or repair.

We will be paying attention to the major systems of the home, as well. In houses built in the 90s and early 00s, you will start to see original furnaces, water heaters etc. reaching the end of their lives. We make sure to call out any appliance that is expired or near expiration.

This is also a region that can be vulnerable to heavy hail storms. Due to this fact, we will paying very close attention to the exterior of the home. Even brand new builds can experience significant damage from one bad hail storm!

Central Castle Rock Neighborhoods

Central Castle Rock is the busiest and most populated region of the town. This area is home to the famous Castle Rock landmark and its surrounding Rock Park. Additionally, this is where you will find Downtown Castle Rock, which is host to a number of bars, breweries, restaurants, shops and entertainments. This area is known to be family-friendly, with plenty of fun events going on year round.

While there are mainly 4+ bedroom, single-family homes in this area, you will also come across a handful of condos and townhouses. Homes range from the 1980s to the late 2010s.

When it comes to older homes, there can always be a number of age-related issues. And our inspectors know to pay attention for specific defects associated with different eras. For instance, aluminum wiring and Federal Pacific electrical panels were widely used during the 80s. These types of electrical configurations proved to be hazardous. So if we come across them, we will call them out for repair.

A lot of times, we will see older homes with original carpeting. Carpets that are several decades old (i.e. in 80s and 90s homes) tend to promote mold growth. So we will be on the lookout for any signs of moisture issues. And our mold air sample testing and infra-red scanning services help to provide an even more thorough inspection for mold.

Similar to the homes in the northern Castle Rock neighborhoods, we’ll be paying attention to the major appliances and systems in addition to any signs of EIFS exterior defects.

South Castle Rock Neighborhoods

This area consists of multiple quaint neighborhoods that are surrounded by rolling hills, flat plains, and some interesting geological features such as mountains, buttes and canyons. It is certainly a great location for those who love nature.

Most of the homes have been recently built in the late 2010s or brand new (at the time of this writing). Similar to the other Castle Rock regions, these homes are generally single-family with 4 or more bedrooms, multiple floors and 2-3 car garages. And you can bet that the neighborhoods will have HOA.

With such a close proximity to nature, it’s no surprise that critters are close by, as well. It’s very common in these areas for pests to make their way into homes. That is why we offer our pest inspection services. During this inspection, one of our certified pest inspectors will search the premises from top to bottom to seek out any potential pest concerns.

One of the most important aspects of the home is the plumbing. And while we are able to inspect the visible portions of the plumbing, there are certain aspects that are underground or behind walls. This is where a sewer scope inspection comes in handy. During this inspection, our technician is able to view the sewer piping as it leaves the home and heads to the city sewer or septic tank. CO is a region with drastically fluctuating temperatures and lots of variables in its landscape, such as roots, rocks etc. that could affect the sewer line. This why it is advisable to take a look at the sewer line – even in brand new builds!

Castle Rock is a high risk region for the naturally-occurring, radioactive gas, radon. Radon exposure can cause serious health issues; so it’s always advisable to test the home for radon, just to be safe. Most newer homes have some type of radon mitigation system. But even on those cases, it’s a good idea to test for radon to make sure that the mitigation system is functioning properly.

Keep in mind that even in new builds, items can be overlooked and mistakes can be made. So it’s always beneficial to get a home inspection and have a professional, non-biased assessment of the home before making any purchase.

Lakewood Neighborhood Breakdown:

If you are interested in moving to Lakewood, it helps to learn more about its different housing, and especially what to expect during a home inspection. So let’s take a closer look.

This city has three primary regions:

Applewood – Eiber – Creighton is the area that borders Wheat Ridge and Edgewater and extends down to W Alameda Ave. Foothills – Green Mountain – Rooney Valley is the western section between highway 470 and S Kipling Pkwy that extends down to the south end of Bear Creek Lake Park. Finally, Belmar Park – Kendrick Lake – Bear Creek is the land from S Kipling to S Sheridan Blvd.

Applewood – Eiber – Creighton

This northern section of Lakewood is made up of homes that range over several decades. However, this area is primarily comprised of homes built in the 1950s and 1960s. You will also find a variety of enjoyable parks, thriving businesses and the popular Colorado Mills shopping center.

This area is host to a number of older neighborhoods dotted with multi-level, ranch style, and split-level homes. Most of these properties are 2 – 4 bed with attached 2-car garages.

When inspecting these types of homes, there are a number of potential concerns to pay attention for. Our inspectors will be sure to closely inspect the electrical panel and electrical wiring configuration. This is because during the mid 20th century, Federal Pacific electrical panels were very popular in the residential setting. Unfortunately, it turned out that these panels posed serious safety hazards.

Additionally, homes from the 60s are known to have aluminum wiring, which is another dangerous electrical wiring method. In both cases, our inspectors will recommend repair and/or replacement.

We will be looking carefully at all the major systems in these types of homes. Due to years of wear and tear, components such as the foundation, exterior, and roof might have potential concerns.

Any of the combustion-based devices (i.e. furnaces, boilers, water heaters) also must be maintained and functioning properly. In short, inspectors need to be on top of their game when inspecting these mid-century homes.

Foothills – Green Mountain – Rooney Valley

Moving over to the west side of Lakewood, we get to enjoy the city’s biggest parks – William F Hayden Green Mountain Park and Bear Creek Lake Park. This region is a great place if you love outdoor activities like hiking, biking, boating, swimming, paddle boarding etc.

It is in this area that you will find generally newer homes, ranging from the 1980s to brand new builds. There is also a mix of single-family homes and townhouses. Due to the prime location – proximity to a number of beautiful parks and open spaces – many of the homes in this area are relatively pricey.

Most of the townhouses around here are governed by the HOA. Before the inspection, we always recommend that you get familiar with the the HOA rules and inform your inspector accordingly. That way, we can conduct the inspection effectively with all the applicable HOA guidelines in mind.

When it comes to homes from the 80s, there can always a number of potential concerns. But it always helps to be aware of era-specific issues. One such issue is related to EIFS siding. EIFS stucco became very popular in the late 80s, and is still being used today as an exterior material. However, it can sometimes prove to be problematic due to installation issues and design flaws. As a result, our inspectors will always scrutinize extra carefully when EIFS is present.

Even when it comes to the brand new builds in this area of Lakewood, such as the townhouses in the up-and-coming Cadence at Solterra, we always recommend a full home inspection. During the building process, mistakes are sometimes made and issues are sometimes overlooked. That’s why it pays off to have a professional assess the residence before you buy!

Belmar Park – Kendrick Lake – West Gate

These neighborhoods consist of a good mix of condos, townhouses and single-family homes, with a considerably wide range in pricing. The same can be said about the years in which these home were built. Depending on where you go, you can find houses ranging from 1950s builds all the way to homes being built as we speak (at the time of this writing)!

If you head toward the Belmar area, which is known to many as Downtown Lakewood, you will find a lot of newer homes in the surrounding areas. Condos and townhouses built in the 2000s and on are scattered around in quaint, well-maintained communities. Keep in mind that a well-maintained community usually means HOA; so make sure to be aware of any HOA rules or regulations.

When inspecting early 2000s builds, our inspectors will be double checking all heating and cooling systems. A lot of these types of devices have 20-30 year life spans. So depending on when the device was installed, it might almost be time for a replacement. Some roof materials have a similar life span, as well. If our inspectors note that any of the major systems are nearing or at the end of their life span, they will recommend further evaluation by a specialist.

A lot of the homes in this part of Lakewood are similarly aged to those in the other regions of the city. So we will be looking out be for many of the concerns mentioned in the above paragraphs. Regardless of the age of the home, we provide a thorough home inspection from exterior to interior!
