\n\u2013 Finding elevated concentrations of radon doesn\u2019t mean you should walk\u00a0away from your dream home!
\n\u2013 Radon reduction technology has improved so much over the last few\u00a0years that reducing radon is easy and affordable.<\/p>\n

Question #1 – What is Radon:\u00a0\"radon<\/strong><\/p>\n

\u2013 Radon is an invisible, radioactive gas\u00a0created from natural deposits of uranium\u00a0and radium in the soil. Radon gas can be\u00a0drawn into a building and accumulate to\u00a0concentrations that can increase the\u00a0potential for contracting lung cancer.
\n\u2013 Although there are rare cases where the\u00a0source of the radon has come from\u00a0building materials created from spent uranium\u00a0processing plants, the major\u00a0source of radon in Colorado homes\u00a0comes from the natural deposits of\u00a0uranium commonly found in Colorado.<\/p>\n

\"radonQuestion #2 – Why should I be concerned about Radon:<\/strong><\/p>\n

\u2013 Radon is regarded as a Group A\u00a0carcinogen; it is known to cause cancer in\u00a0humans with prolonged exposure. Many\u00a0buyers are concerned about their health\u00a0risk, as well as property resale value and\u00a0want to test for and correct radon concerns.
\n\u2013 The United States Environmental Protection\u00a0Agency and Surgeon General recommend\u00a0that people not have long-term exposures\u00a0in excess of 4.0 pico Curies per liter (pCi\/L).
\n\u2013 The only means to determine the exposure\u00a0levels in a home is to measure for Radon.<\/p>\n

Question #3 – How common is Radon in Colorado:\"radon<\/strong><\/p>\n

– \u00a0Surveys conducted by the Colorado Department\u00a0of Public Health and Environment indicate that\u00a0four out of 10 Colorado homes have the potential\u00a0for having radon concentrations in excess of the\u00a0EPA guideline of 4.0 pC\/L.
\n– The EPA recently designated that all counties in Colorado are at the highest risk level for radon gas.
\n– Radon can be found in any type of home, not just homes with basements. \u00a0Homes over a crawlspace\u00a0or built on a slab can also have radon present. \u00a0The amount of radon is primarily dependent on the uranium concentration in the soil deep below the home.

Question #4 – How is a Radon test performed:<\/strong><\/p>\n

\"radon– A short-term radon test, which is the most typical type of test, is conducted for a minimum of 48 hours
\n– The radon detector is set in the lowest living space in the home that could be occupied or lived in
\n– All the windows of the home are closed during the test and must remain closed during the testing process
\n– Various types of radon detection devices are available, although most home inspectors utilize an electronic detector called a Continuous-Radon-Monitor.<\/p>\n

Question #5 – How do I interpret radon test results:<\/strong><\/p>\n

– \u00a0If a short-term radon test is conducted in the lowest portion of a\u00a0home that could be occupied, while all exterior doors and windows\u00a0are closed for a minimum of two days, one can reasonably say:\"radon-graphic\"
\n\u2013 If the result is less than 4.0 pCi\/L, the annual average of the home\u00a0under normal lived-in conditions is also likely to be less than 4.0 pCi\/L. \u00a0Mitigation or further action is not required at this time, but periodic retesting\u00a0should be done.
\n\u2013 If the level is at or above 4.0 pCi\/L the house has the\u00a0potential for being above 4.0 pCi\/L and you should\u00a0consider follow-up testing or taking action to reduce\u00a0(mitigate) the radon in the home.\u00a0Mitigation should be pursued at this time.<\/p>\n

Question #6 – How is radon mitigated or reduced:<\/strong><\/p>\n

\u2022 Considerable research has been conducted by governmental agencies and private\u00a0industry within the state of Colorado to help develop techniques\u00a0for properly\u00a0mitigating radon in homes. The techniques are straightforward, reliable and typically\u00a0can be done in one day by a qualified contractor.
\n\u2022 Radon is mitigated by installing a system that withdraws the radon-laden soil gas\u00a0from beneath the foundation and exhausts it outside of the building, far enough away\u00a0from windows and other openings that it will not re-enter.
\n\u2022 A reduction system typically\u00a0consists of a plastic pipe\u00a0connected to the soil either\u00a0through a hole in the slab, via a\u00a0sump lid connection, or access\u00a0beneath a plastic sheet in a\u00a0crawl space.
\n\u2022 Attached to the pipe is a quiet,\u00a0continuously operating fan that\u00a0discharges the radon outdoors.<\/p>\n
