People feel forced to bypass appraisal and inspection contingencies in their contracts to try to get a leg up on the competition.<\/p>\n<p>This is certainly not a good thing for buyers as skipping an inspection can lead to unforeseen issues with the home after move-in that will be at the full responsibility of the new homeowner.<\/p>\n<h2>So what can you do?<\/h2>\n<p>The first thing you can do is <em>wait<\/em>. Spring is upon us and inventory will likely pick up over the following weeks.<\/p>\n<p>Will it be enough to cover all the demand? Not likely, but it may help with more favorable contract terms.<\/p>\n<p>However, waiting is not always an option for a lot of people. I&#8217;ve seen many offers come across my listings with waived inspections. Some questions to ask yourself before doing so, Are you ok with a ~$12,000 sewer replacement or a ~$15,000 roof on top of the price you paid <em>along<\/em> with your appraisal gap?<\/p>\n<p style=\"font-size: 14px;\">Maybe consider keeping the inspection termination option <strong>only<\/strong>. This shows you are buying AS-IS, but allows you the right to terminate.
