inspections, with a team of home inspectors in Colorado, we have seen a wide range of electrical issues.\u00a0 And while we have written a lot of articles on specific issues, we wanted to compile the top electrical issues found at home inspections into one place.<\/p>\n<h3>GFCI Outlets Missing or Defective:<\/h3>\n<p>This is probably the top electrical issue we find at home inspections.\u00a0 Because the requirements to have GFCI outlets present has evolved in the building code over the years, and has been adopted at different times by each municipality in the state, we end up seeing quite a variety of what is present, particularly in older homes.\u00a0 Today&#8217;s building codes require GFCI outlets to be installed in all wet locations.<\/p>\n<p><a href=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2022\/09\/IMG_1200-scaled.jpg\"><img decoding=\"async\" class=\"wp-image-25770 aligncenter\" src=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2022\/09\/IMG_1200-1024x768.jpg\" alt=\"\" width=\"858\" height=\"643\" sizes=\"(max-width: 858px) 100vw, 858px\" \/><\/a><\/p>\n<p>This includes in kitchens, bathrooms, garages, basement areas, and on exterior outlets.\u00a0 In some older homes, we may only see GFCI outlets present in bathrooms only and not in the kitchen.\u00a0 Or we may see a single GFCI outlet, for example, in the basement or garage that is then wired to other bathroom or kitchen outlets.\u00a0 This represents the evolution of the code and the changes made to requirements for GFCIs over the years.<\/p>\n<p>We occasionally will see outlets in the panel that are Ground-Fault outlets that trip within the panel and remove all power to the circuit when a ground fault condition occurs.<\/p>\n<p>Most home inspectors will also test GFCI outlets.\u00a0 Testing can be done via one of two methods.\u00a0 The first is to press the reset button on the outlet to ensure that it responds and trips.\u00a0 The second method is to use a hand-held test device.<\/p>\n<p>These units plug into the outlet and have a test button on them that simulates a ground fault condition.\u00a0 The outlet should then trip and reset.\u00a0 On occasion the outlet will not trip or will not reset once tripped, indicating an aged or defective GFCI outlet.\u00a0 We have written a good summary explaining <a href=\"https:\/\/scotthomeinspection.com\/gfci-outlet-explained\/\">how GFCI outlets work<\/a> that goes into more detail.<\/p>\n<h3>Ungrounded Outlets:<\/h3>\n<p>On many older homes from the 1950s and older, we often come across ungrounded outlets.\u00a0 Many are still older 2-prong outlets that clearly are not grounded.\u00a0 But at times the outlets themselves have been updated and are 3-prong style outlets, but are not grounded.<\/p>\n<p><a href=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/01\/Ungrounded-3-prong-scaled.jpg\"><img decoding=\"async\" class=\"aligncenter wp-image-17723\" src=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/01\/Ungrounded-3-prong-scaled.jpg\" alt=\"\" width=\"650\" height=\"488\" https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/01\/Ungrounded-3-prong-scaled.jpg 2560w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/a><\/p>\n<p>Home inspectors will use a hand-held test device that plugs into the outlet to check for grounding and polarity.\u00a0 If we come across ungrounded outlets, we note this for reference and recommend that you consider upgrading the outlets for safety protection.\u00a0 There are a couple ways to do upgrades.\u00a0 We have a great summary about <a href=\"https:\/\/scotthomeinspection.com\/un-grounded-outlets-gfci-solution\/\">dealing with ungrounded outlets<\/a> that is really helpful.<\/p>\n<h3>Reverse Polarity Outlets:<\/h3>\n<p>This is another safety related concern to be aware of.\u00a0 If an electrical outlet is wired in reverse, this represents a possible safety hazard to both the person plugging in a device and to the device itself.\u00a0 We see this frequently on new construction homes where outlets accidentally get mis-wired. The repair of this concern is straightforward for a qualified electrician and involves re-wiring the outlet properly.\u00a0 This defect was highlighted in an article we wrote about <a href=\"https:\/\/scotthomeinspection.com\/new-construction-home-defects\/\">common new construction home defects<\/a>.<\/p>\n<h3>Electrical Panel Age Concerns:<\/h3>\n<p>While most of the older home electrical panels have been upgraded or replaced by now, we occasionally run across an older, outdated panel.\u00a0 Just like most all things in life, electrical panels have evolved and improved over time.\u00a0 Experience has shown us that some older panels have known concerns that have developed and need to be addressed.\u00a0 Some are related to the manufacturer of the panel with specific known concerns.<\/p>\n<p><a href=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok.jpg\"><img decoding=\"async\" class=\"aligncenter wp-image-18075\" src=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok-1024x683.jpg\" alt=\"\" width=\"650\" height=\"433\" srcset=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok-200x133.jpg 200w, https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok-300x200.jpg 300w, https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok-400x267.jpg 400w, https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok-600x400.jpg 600w, https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok-768x512.jpg 768w, https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok-800x533.jpg 800w, https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok-1024x683.jpg 1024w, https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok-1200x800.jpg 1200w, https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2020\/04\/federal-pacific-stab-lok.jpg 1500w\" sizes=\"(max-width: 650px) 100vw, 650px\" \/><\/a><\/p>\n<p>Other issues simply relate to the age, size and performance of the panel.\u00a0 And example is the Federal Pacific electric panel which was installed in the 1960s and 1970s.\u00a0 These panels have known concerns with the breakers, outlined in our article about <a href=\"https:\/\/scotthomeinspection.com\/federal-pacific-stab-lok-electrical-panels\/\">Federal Pacific panels<\/a>.\u00a0 Most commonly seen are older, smaller panels that just do not have the capacity to handle the amount of electrical needs of homes today.<\/p>\n<p>Smaller, older panels may have worked well when the home was built, but if the addition of air conditioning, car charging stations, larger capacity appliances, etc. are needed, these panels may be full or simply cannot accommodate the heavier demands.\u00a0 Upgrading the panel and possibly the incoming electrical service may need to be considered.<\/p>\n<h3>Smoke Detector or Carbon Monoxide Detector Concerns:<\/h3>\n<p>This is another issue that has evolved over time in the building codes and is one of the top electrical issues found at home inspections.\u00a0 We see quite a variety of installed configurations with both smoke and CO detectors.\u00a0 For today&#8217;s building code, it is required that there be smoke detectors present in every bedroom and in the common area of each floor of the home, and that all units be hard-wired to an electrical connection with a battery backup.<\/p>\n<p><a href=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2022\/01\/IMG_1296-scaled.jpg\"><img decoding=\"async\" class=\"wp-image-25908 aligncenter\" src=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2022\/01\/IMG_1296-1024x768.jpg\" alt=\"\" width=\"852\" height=\"639\" \/><\/a><\/p>\n<p>And in Colorado, there are requirements for CO detectors to be present within 15 ft of the entry to all bedrooms.\u00a0 But on older homes the units present are usually battery operated only and not hard wired.\u00a0 And since it is impractical to add wiring to smoke detectors after the fact, we usually are looking to ensure there are at least units within each bedroom for safety.<\/p>\n<p><a href=\"https:\/\/scotthomeinspection.com\/carbon-monoxide-detector-requirements-in-colorado\/\">CO detectors<\/a> can either be hard-wired, plugged into an outlet or battery operated.\u00a0 Another concern is the age of the units.\u00a0 The standard recommendation is that units <a href=\"https:\/\/www.nfpa.org\/Public-Education\/Staying-safe\/Safety-equipment\/Smoke-alarms\">older than 10 years should be replaced<\/a> due to aging internal sensors.\u00a0 Home inspectors will check for all of these items &#8211;
