Greenwood Village, Colorado is an area situated in Arapahoe County on the south fringe of Denver. This city started as small settlement during the mid-1800s gold rush. The land eventually started to be cultivated into orchards and farmlands. And in 1950,<\/a> Greenwood Village was officially incorporated as a town. Today it is know for its “dynamic blend of urban and residential areas.<\/a>“<\/em><\/p>\n

Greenwood Village is home to one of the busiest business regions in the Denver metro area, the Denver Tech Center or DTC. This town is also host to a multitude of outdoor spaces including Cherry Creek State Park, High Line Canal Trail, and many other parks.<\/p>\n

Greenwood Village Neighborhood Breakdown:<\/h2>\n

If you are considering this town as a potential home base, it will help to know more about its neighborhoods. And if you plan to purchase a home in the area, it will also benefit to know what to expect during a home inspection.<\/a><\/p>\n

The town is fairly small and can be broken down into two main sections – West Greenwood Village and the Denver Tech Center. West Greenwood Village is the region located just south of Cherry Hills Village, extending from S Clarkson St to S Quebec St. Denver Tech Center starts at S Quebec St and stretches east to S Havana St and borders Cherry Creek State Park<\/p>\n<\/div><\/div><\/div>

West Greenwood Village Neighborhoods<\/h2>\n

If you travel throughout West Greenwood Village, you will find a number of suburban neighborhoods interspersed with beautiful parks, playgrounds, trails and recreational spaces. Residents can take in nature at places like Marjorie Perry Nature Preserve<\/a> or High Line Canal Trail<\/a>. Or if city life is your thing, South Denver is just about 15 minutes away.<\/p>\n

A decent amount of these houses are mid-century, ranch style, 2-3 bedroom single-family. But you will also find many larger, pricey, single-family homes with 4 to 6 bedrooms. All these builds span several decades, primarily from the 1950s through the early 2000s. However, you will find that many of them have been renovated and updated.<\/p>\n

A good portion of these homes have exteriors that were completed between the 80s and 00s. When conducting a home inspection<\/a> on homes like these, our inspectors know to keep an eye out for EIFS siding. This was a popular type of stucco exterior that turned out to cause some pretty serious moisture issues.<\/a> If an inspector notices any EIFS issues, they will be sure to recommend further evaluation by a siding professional.<\/p>\n

As stated above, there are a number of homes in this area that were originally built decades ago in the 50s, 60s and 70s. While it’s possible that plumbing has been updated since then, that is not always the case. Therefore, our inspectors will always be on the lookout for any problematic piping (such as galvanized piping<\/a>), or defective or leaking piping.<\/p>\n

Some of these older homes might have original drainage lines that generally will be clay or cast iron. These type of materials are susceptible to damage and\/or deterioration. So it’s usually advisable to get a sewer scope inspection service<\/a> to observe the condition of the drainage lines.<\/p>\n

Keep in mind that major components of the home will eventually have an expiration date. That’s why, when it comes to 80s, 90s and early 00s houses, we are paying close attention to appliances such as water heaters, furnaces and boilers. Many of these devices will have 20-30 year life spans, and it could be right around time for a new one!<\/p>\n<\/div><\/div><\/div>

Denver Tech Center Neighborhoods<\/h2>\n

Denver Tech Center is the more urban portion of Greenwood Village, dotted with large office buildings, restaurants and shops. You will come across a good mix of homes, ranging in age and style. In the heart of DTC, you will mainly find condos and townhouses, built in the late 80s through the mid 2000s – a similar inventory to its southern neighbor, Centennial.<\/a>\u00a0 These dwellings are primarily 1 – 3 bedroom spaces.<\/p>\n

As you move closer to Cherry Creek State Park, there are some larger, single-family homes built from the late 70s to the early 00s.<\/p>\n

When looking for a house in this area, keep in mind that they will likely have some type of HOA standards and fees. It always helps to relay HOA rules to your inspector. That way we can be sure our inspection is as informed as possible.<\/p>\n

For houses built in the 70s and 80s, our inspectors will be keeping a close eye on the electrical. During that time period, it was common to have aluminum wiring<\/a> and\/or Federal Pacific Stab-Lok panels.<\/a> Both of these electrical configurations have proven to be serious fire hazards in the home. So our inspectors make sure to call these defects out for immediate evaluation and repair!<\/p>\n

Furthermore, we will also keep an eye out to make sure that these older homes have GFCI outlets.<\/a> These types of outlets help to prevent electrical shock, and they are especially important in the kitchen and bathroom.<\/p>\n

Another big ticket item is the roofing. A roof’s lifespan varies depending on the type of shingle material. And with these older 70s-80s homes, we often see that the roofs have been replaced. However, that is not always the case. That’s why it is worth taking a close look to make sure the the roof is good condition!<\/p>\n<\/div><\/div><\/div>
