Choosing <a href=\"https:\/\/scotthomeinspection.com\/inspection-services\/\" target=\"_blank\" rel=\"noopener\">Scott Home Services<\/a> means you can expect a full examination of all the major systems of the home &#8211; both inside and out. This even includes a variety of household appliances. As a prospective home buyer or agent, it&#8217;s a good idea to know the full scope of an inspection service <em>before<\/em> booking it. When inspecting appliances, what will your home inspector look at and test, and what falls outside the scope of their assessment? Let&#8217;s dive into this topic, and discuss what you can expect with a Scott Home Services inspection.<\/p>\n<h2>Inspecting Appliances: What Do We Inspect?<\/h2>\n<p><span class=\"ng-star-inserted\" data-start-index=\"439\">During a standard inspection, our inspectors test all <\/span><span class=\"bold ng-star-inserted\" data-start-index=\"567\">permanent appliances in the home. This essentially includes all the basic appliances found in most modern homes including:<\/span><\/p>\n<ul>\n<li><strong><em><span class=\"ng-star-inserted\" data-start-index=\"787\">Dishwasher<\/span><\/em><\/strong><\/li>\n<li><strong><em><span class=\"ng-star-inserted\" data-start-index=\"797\">Stove\/Oven<\/span><\/em><\/strong><\/li>\n<li><strong><em><span class=\"ng-star-inserted\" data-start-index=\"807\">Range Hood<\/span><\/em><\/strong><\/li>\n<li><strong><em><span class=\"ng-star-inserted\" data-start-index=\"817\">Garbage Disposal<\/span><\/em><\/strong><\/li>\n<li><strong><em><span class=\"ng-star-inserted\" data-start-index=\"836\">Microwave<\/span><\/em><\/strong><\/li>\n<li><strong><em><span class=\"ng-star-inserted\" data-start-index=\"863\">Refrigerator\/Freezer<\/span><\/em><\/strong><\/li>\n<li><strong><em><span class=\"ng-star-inserted\" data-start-index=\"875\">Washing Machine\/Dryer<\/span><\/em><\/strong><\/li>\n<li><em><strong>Additional Custom Built-in Appliances<\/strong><\/em><\/li>\n<\/ul>\n<p><span class=\"ng-star-inserted\" data-start-index=\"981\"><span class=\"bold ng-star-inserted\" data-start-index=\"664\">The the inspector will operate the units on their standard settings to check for proper functionality. This approach is based largely on the <a href=\"https:\/\/www.homeinspector.org\/wp-content\/uploads\/2024\/06\/standards_updated3-4-2015.pdf\" target=\"_blank\" rel=\"noopener\">T<em>he Standard of Practice for Home Inspections and the Code of Ethics for the Home Inspection Profession<\/em><\/a><em>,<\/em>\u00a0<\/span>established by ASHI (American Society of Home Inspectors) and widely accepted as an industry guideline.\u00a0<\/span><\/p>\n<p>It&#8217;s important to note that, while Scott Home Services includes refrigerators, clothes washing machines and dryers, t<span class=\"ng-star-inserted\" data-start-index=\"1507\">he <a href=\"https:\/\/www.homeinspector.org\/wp-content\/uploads\/2024\/06\/standards_updated3-4-2015.pdf\" target=\"_blank\" rel=\"noopener\"><em>ASHI Standard of Practice<\/em> in section 10.1.F <\/a><\/span><span class=\"bold ng-star-inserted\" data-start-index=\"1557\">does not explicitly list these as required appliances to inspect. <\/span><\/p>\n<p><span class=\"bold ng-star-inserted\" data-start-index=\"1557\"><span class=\"ng-star-inserted\" data-start-index=\"1621\">However, section 2.3 of the ASHI standard also states that &#8220;it <\/span>is not intended to limit the inspector from including other services or systems and components in addition to those required.&#8221; Therefore, individual inspectors or inspection companies may choose to include additional appliances in their standard inspections.<\/span><\/p>\n<h2 class=\"paragraph heading3 ng-star-inserted\" data-start-index=\"1963\"><span class=\"ng-star-inserted\" data-start-index=\"1963\">What Aspects of Appliances Do We Inspect?<\/span><\/h2>\n<p><span class=\"ng-star-inserted\" data-start-index=\"2009\">So now you know <em>what<\/em> appliances we inspect. But now the question is <em>how<\/em> do we inspect them? When inspecting appliances, our primary focus is, of course, <\/span><span class=\"bold ng-star-inserted\" data-start-index=\"2076\">whether they turn on and perform their basic functions. Additionally, our inspectors will perform certain visual assessments.<\/span><\/p>\n<p><em><strong>Dishwashers &#8211; <\/strong><\/em>The inspector will run the appliance on a short cycle, when possible. If there is any evidence of damage, rust, loose fixtures etc. it will surely be noted on the report. We always pay close attention for any apparent leaking during the cycle. In addition, the dishwasher discharge hose should also be looped and elevated above the disposal entry point (as shown below) to prevent liquid and debris from dumping back into the dishwasher.<\/p>\n<p><a href=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2025\/04\/Screenshot-2025-04-03-at-4.28.02\u202fPM.png\"><img decoding=\"async\" class=\" wp-image-26321 aligncenter\" src=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2025\/04\/Screenshot-2025-04-03-at-4.28.02\u202fPM.png\" alt=\"inspecting appliances - dishwasher drain loop\" width=\"341\" height=\"316\" srcset=\"https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2025\/04\/Screenshot-2025-04-03-at-4.28.02\u202fPM-200x185.png 200w, https:\/\/scotthomeinspection.com\/wp-content\/uploads\/2025\/04\/Screenshot-2025-04-03-at-4.28.02\u202fPM.png 288w\" sizes=\"(max-width: 341px) 100vw, 341px\" \/><\/a><\/p>\n<p><em><strong><span class=\"ng-star-inserted\" data-start-index=\"2198\">Oven and Stovetop burners &#8211; <\/span><\/strong><\/em><span class=\"ng-star-inserted\" data-start-index=\"2198\">Both the oven and stove will be operated to make sure they are functioning properly and reaching satisfactory temperatures. The inspector will take note of any apparent damage\/defects, or cosmetic items &#8211; such as if the oven needs cleaning or if the oven light bulb needs to be replaced. And while it is <a href=\"https:\/\/scotthomeinspection.com\/do-i-need-an-exhaust-fan-in-my-kitchen\/\" target=\"_blank\" rel=\"noopener\">not technically mandated by code<\/a>, it is certainly still a good idea to have some type of kitchen ventilation. In these cases, our inspectors will make note of it, and recommend installing a ventilation system. If an exhaust system is present, the inspector will be sure to run it.<\/p>\n<p>Any visible issues, such as uncleanliness, missing filters, or damage will be noted on the report. If you have a gas range, the exhaust should be vented to the exterior for safety purposes (even though <a href=\"https:\/\/scotthomeinspection.com\/do-i-need-an-exhaust-fan-in-my-kitchen\/\" target=\"_blank\" rel=\"noopener\">this is not a code requirement<\/a>). Your inspector will make note if the exterior venting is not present with a gas range.<\/p>\n<p><em><strong>Garbage Disposal<\/strong><\/em> &#8211;\u00a0 This one is fairly straight forward. We will make sure the garbage disposal turns on and operates properly without any damage or leaks. One important thing to check for is the proper bushing, or clamp, for the electrical wiring. The inspector will check to make sure the dryer is actually heating up, that the washer is draining properly, and that there are no leaks after the cycle.<\/p>\n<p><em><strong>Additional Custom Built-in Appliances<\/strong><\/em> &#8211; There are certain less common built-in appliances that our inspectors will simply turn on and\/or quickly check for functionality and condition. Items such as trash compactors, stand-alone ice makers, wine fridges or instant hot water dispensers all fall under this category.<\/p>\n<h2>What is Outside the Scope of Appliance Inspections<\/h2>\n<p>It&#8217;s crucial to understand that home inspectors perform a <span class=\"bold ng-star-inserted\" data-start-index=\"2655\">visual and operational check only<\/span><span class=\"ng-star-inserted\" data-start-index=\"2683\">; they do not conduct in-depth technical evaluations or repairs. While we can run short cycles and look for obvious problems, this is not a complete and total evaluation of any appliance.<\/span><\/p>\n<p><span class=\"ng-star-inserted\" data-start-index=\"2683\">Appliances have a shorter lifespan than almost any component in a home and most mechanical and electrical functionality is all hidden. This makes inspecting them a challenge. However, a limited inspection to verify correct installation and operation can catch a lot of defects if you know what you are looking for.\u00a0<\/span><\/p>\n<p>There are certain aspects of appliances that typically fall outside the scope of a standard home inspection, as outlined in <a href=\"https:\/\/www.homeinspector.org\/wp-content\/uploads\/2024\/06\/standards_updated3-4-2015.pdf\" target=\"_blank\" rel=\"noopener\">section 13 of the <em>ASHI Standard of Practice.<\/em><\/a> Some of the items Scott Home Services inspectors <em>do not\u00a0<\/em>examine are as follows:<\/p>\n<p><em><strong>Dismantle system and components<\/strong><\/em> &#8211; It is out of the inspector&#8217;s scope to take apart or disassemble any aspect of the appliances. This type of evaluation should be performed by a specialist.<\/p>\n<p><em><strong>Moving Appliances\u00a0<\/strong><\/em>&#8211; Our inspectors do not not move any appliance for any reason.<\/p>\n<div data-start-index=\"2597\">\n<p><em><strong><span class=\"bold ng-star-inserted\" data-start-index=\"3100\">Specialized features and settings <\/span><\/strong><\/em><span class=\"bold ng-star-inserted\" data-start-index=\"3100\">&#8211;<\/span><span class=\"ng-star-inserted\" data-start-index=\"3134\"> The inspector is <\/span><span class=\"bold ng-star-inserted\" data-start-index=\"3150\">not required to operate, or confirm the operation of every specialized control and feature<\/span><span class=\"ng-star-inserted\" data-start-index=\"3228\"> of an inspected appliance. This includes features like self-cleaning cycles on ovens or specific wash cycles on washing machines.<\/span><\/p>\n<p><em><strong><span class=\"bold ng-star-inserted\" data-start-index=\"3406\">Thermostats and calibration <\/span><\/strong><\/em><span class=\"bold ng-star-inserted\" data-start-index=\"3406\">&#8211;<\/span><span class=\"ng-star-inserted\" data-start-index=\"3434\"> The calibration or accuracy of appliance thermostats is beyond the scope of our inspection.<\/span><\/p>\n<p><span class=\"bold ng-star-inserted\" data-start-index=\"3515\"><em><strong>Indicator lights, door seals, timers, and clocks<\/strong><\/em> &#8211; <\/span><span class=\"bold ng-star-inserted\" data-start-index=\"3515\">U<\/span><span class=\"bold ng-star-inserted\" data-start-index=\"3515\">nless there is something that is obviously problematic, t<\/span><span class=\"ng-star-inserted\" data-start-index=\"3564\">he condition or functionality of these specific components is typically <\/span><span class=\"bold ng-star-inserted\" data-start-index=\"3638\">not evaluated.<\/span><\/p>\n<p><em><strong><span class=\"bold ng-star-inserted\" data-start-index=\"3652\">Coffee makers, blenders, or other non-permanently installed appliances <\/span><\/strong><\/em><span class=\"bold ng-star-inserted\" data-start-index=\"3652\">&#8211;<\/span><span class=\"ng-star-inserted\" data-start-index=\"3732\">\u00a0The ASHI standard specifically excludes <\/span><span class=\"bold ng-star-inserted\" data-start-index=\"3773\">installed and\/or free-standing kitchen and laundry appliances not listed in Section 10.1.F. These items are outside the scope of our inspection.\u00a0<\/span><\/p>\n<p><em><strong><span class=\"bold ng-star-inserted\" data-start-index=\"3861\">Determining remaining life expectancy <\/span><\/strong><\/em><span class=\"bold ng-star-inserted\" data-start-index=\"3861\">&#8211;<\/span><span class=\"ng-star-inserted\" data-start-index=\"3899\">\u00a0Inspectors are <\/span><span class=\"bold ng-star-inserted\" data-start-index=\"3915\">not required to determine the remaining life expectancy of systems and components. However, if an appliance is obviously on the older side, the inspector might recommend further evaluation or eventual replacement.\u00a0<\/span><\/p>\n<p><em><strong><span class=\"bold ng-star-inserted\" data-start-index=\"4019\">Determining efficiency <\/span><\/strong><\/em><span class=\"bold ng-star-inserted\" data-start-index=\"4019\">&#8211;<\/span><span class=\"ng-star-inserted\" data-start-index=\"4042\">\u00a0The energy efficiency of appliances is <\/span><span class=\"bold ng-star-inserted\" data-start-index=\"4082\">not assessed during a standard home inspection. We do look at this during our <a href=\"https:\/\/scotthomeinspection.com\/energy-check\/\" target=\"_blank\" rel=\"noopener\">Energy Check<\/a>.<\/span><\/p>\n<p><em><strong><span class=\"bold ng-star-inserted\" data-start-index=\"4095\">Repair or replacement <\/span><\/strong><\/em><span class=\"bold ng-star-inserted\" data-start-index=\"4095\">&#8211;<\/span><span class=\"ng-star-inserted\" data-start-index=\"4117\"> The inspectors will report on the observable functional status but will <\/span><span class=\"bold ng-star-inserted\" data-start-index=\"4186\">not provide repair estimates or perform any repairs.
