Building codes have grown stricter with the goal to reduce energy consumption, stimulate sustainability, and increase long-term savings. We needed a way to standardize these code requirements, which is why different energy efficiency ratings have been developed over recent years. But with so many ratings and certifications\u2014 like HERS, ENERGY STAR, DOE Zero Energy Ready Home, and the newer ENERGY STAR NextGen\u2014 understanding what each one means can get confusing! In this article, we will compare and contrast each of the primary energy ratings systems to help clear things up.<\/p>\n<h3 data-start=\"711\" data-end=\"850\">HERS Ratings<\/h3>\n<p>This is one of the flagship energy services that we offer at <a href=\"https:\/\/scotthomeinspection.com\/hers-rating-services\/\" target=\"_blank\" rel=\"noopener\">Scott Home Services.<\/a> Developed by the <a href=\"https:\/\/www.resnet.us\/raters\/hers-raters\/\" target=\"_blank\" rel=\"noopener\">Residential Energy Services Network (RESNET)<\/a>, the <a href=\"https:\/\/www.hersindex.com\/hers-index\/what-is-the-hers-index\/\" target=\"_blank\" rel=\"noopener\">Home Energy Rating System (HERS)<\/a> is a scoring system that measures the energy efficiency of a home. This is nationally recognized method to meet <a href=\"https:\/\/codes.iccsafe.org\/content\/IECC2021P3\" target=\"_blank\" rel=\"noopener\">IECC<\/a> energy code standards in many municipalities.<\/p>\n<p>During the HERS rating process, the home is assessed based on a list of criteria including:<\/p>\n<ul>\n<li><a href=\"https:\/\/scotthomeinspection.com\/insulation-inspections\/\" target=\"_blank\" rel=\"noopener\">Insulation Levels<\/a><\/li>\n<li>HVAC Systems<\/li>\n<li>Windows and Doors<\/li>\n<li>Ductwork<\/li>\n<li><a href=\"https:\/\/scotthomeinspection.com\/air-leakage-blower-door-testing\/\" target=\"_blank\" rel=\"noopener\">Air leakage (Blower Door Test)<\/a><\/li>\n<li>Water heating<\/li>\n<li>Solar\/renewable energy use (if applicable)<\/li>\n<\/ul>\n<p>A certified home rater performs a full energy rating on the home by analyzing aspects listed above using a specialized software. The results of the data analysis are compared against a \u201creference home,&#8221; and a resulting HERS score is created.\u00a0 A lower score means the home is more comfortable and energy-efficient. A HERS evaluation is included as part of the qualification process. The home must meet a predetermined HERS score (based on several factors like climate zone, house size, etc.), and also meet strict standards for:<\/p>\n<ul>\n<li>High- performance insulation, doors and windows<\/li>\n<li>Efficient HVAC systems and ducts<\/li>\n<li>Proper air sealing and ventilation<\/li>\n<li>Energy Star-rated lighting and appliances<\/li>\n<\/ul>\n<h3>DOE Zero Energy Ready Home (DOE ZERH)<\/h3>\n<p>DOE ZERH, which was established by the <a href=\"https:\/\/www.energy.gov\/eere\/buildings\/zero-energy-ready-home-program\" target=\"_blank\" rel=\"noopener\">US Department of Energy<\/a>, is a type of certification that signifies an <em>extremely<\/em> high performance home. Additionally they must have a stricter focus on indoor air quality, utilizing the <a href=\"https:\/\/www.epa.gov\/indoorairplus\/about-indoor-airplus#:~:text=Indoor%20AirPlus%20certification%20is%20easily,in%20new%20homes%20and%20apartments.\" target=\"_blank\" rel=\"noopener\">EPA&#8217;s Indoor airPLUS<\/a> guidelines.<\/p>\n<blockquote>\n<p>Indoor airPLUS is a program designed to &#8220;improve the quality of indoor air by outlining construction practices and product specifications that help minimize exposure to airborne pollutants and contaminants.&#8221; Learn more about it <a href=\"https:\/\/www.epa.gov\/indoorairplus\/about-indoor-airplus#:~:text=Indoor%20AirPlus%20certification%20is%20easily,in%20new%20homes%20and%20apartments.\" target=\"_blank\" rel=\"noopener\">here.<\/a><\/p>\n<\/blockquote>\n<p>With all of these sustainable features in place, the house should have the infrastructure in place to offset most, if not all, of its energy usage with <a href=\"https:\/\/scotthomeinspection.com\/how-do-solar-panels-work\/\" target=\"_blank\" rel=\"noopener\">photo-voltaic solar<\/a>. If the homeowner opts to install the solar needed, the house can achieve net-zero energy usage (or close to it), hence the name of the certification.<\/p>\n<h3>ENERGY STAR NextGen<\/h3>\n<p>Just when you thought a home couldn&#8217;t get any more energy efficient, out rolls the <a href=\"https:\/\/www.energystar.gov\/newhomes\/about-energy-star-nextgen#:~:text=More%20efficient%20than%20furnaces%20or,Lower%20energy%20bills.\" target=\"_blank\" rel=\"noopener\">ENERGY STAR NextGen<\/a> program in 2024. This is the strictest of all the energy efficiency ratings. It incorporates all the standards of the ENERGY STAR, but also emphasizes a focus on electrification, decarbonization, and grid-interactive technologies. Requirements include:<\/p>\n<ul>\n<li>High-efficiency electric heating and cooling<\/li>\n<li>Electric water heating<\/li>\n<li>Wiring for electric vehicle charging<\/li>\n<li>Induction cooking technology<\/li>\n<li>High indoor air quality<\/li>\n<li>Solar readiness<\/li>\n<li>Smart grid capabilities (for <a href=\"https:\/\/www.energy.gov\/oe\/demand-response\" target=\"_blank\" rel=\"noopener\">demand-response<\/a> and <a href=\"https:\/\/www.accuenergy.com\/application-solutions\/time-of-use-metering\/#:~:text=Time%2Dof%2DUse%2C%20or,the%20energy%20is%20being%20consumed.\" target=\"_blank\" rel=\"noopener\">time-of-use<\/a> optimization)<\/li>\n<\/ul>\n<p>This process can certainly be costly for the homeowner and difficult for the contractors while building .
